A useful player-owned house should shorten the journeys you repeat every session. You do not need every room, the most expensive portal nexus or 99 Construction before it starts paying back time. Start with reliable transport, add restoration, then buy the conveniences that match your actual activities.

This OSRS POH guide explains what to build, when to build it and which boosts really work. It focuses on the finished house; use the Construction training guide when you need a method for earning the levels. Treat material prices as a shopping decision on the day, rather than a permanent cost attached to an upgrade.

Choose upgrades around your daily routine

Write down your three most common trips before spending money: perhaps a herb run, a Slayer assignment and a boss reset. A portal used twenty times a day can be more valuable than an impressive piece of furniture you rarely touch. Restoration and transport work particularly well together: enter the house, restore, then leave directly for the next activity.

Stage

Useful purchase

Reason to prioritise it

Early utility

Portal chamber at 50 Construction

Selected permanent teleports with a lower rune investment than a nexus

Growing account

Superior garden and restoration facilities

Reduce banking and recovery between trips

Broad convenience

Jewellery box, better pool and spellbook altar

Combine recovery and multiple travel networks in one visit

Optional consolidation

Higher-tier nexus and combined spirit tree/fairy ring

Save space and clicks after the important routes already work

These are building requirements, not a command to buy everything as soon as the level appears. Check the room fee, furniture ingredients, prerequisite upgrades and destination unlocks separately. A teleport network can still require a quest or achievement after its furniture is built.

Construction boosts: the distinction that prevents expensive mistakes

A visible Construction boost and the crystal saw are different tools. Orange spicy stew can give a random boost of up to five levels. The correct house-tea setup can provide a reliable three-level visible boost. Those visible boosts do not add together: drinking tea after obtaining a stew boost is not a route to another three levels.

The crystal saw adds three effective Construction levels for eligible furniture that requires a saw. It stacks with an appropriate visible boost, so eligible furniture can sometimes be built eight levels below its listed requirement. It does not boost the requirement to create a room or plant a spirit tree and fairy ring. That distinction matters more than the headline target level.

Target

Listed level

Lowest base Construction with relevant boosts

Portal nexus room

72

67 with a +5 visible boost; no crystal saw bonus for the room

Ornate rejuvenation pool

83 with +5 stew and crystal saw

Crystalline portal nexus

92

84 with +5 stew and crystal saw

Combined spirit tree and fairy ring

95

90 with +5 visible boost; also meet the Farming requirement

The minimum is not always the most comfortable target. At 85 Construction, for example, a reliable +3 tea boost and crystal saw can reach an ornate jewellery box without repeatedly chasing a +5 stew. Decide whether the saved training cost is worth preparing random boosts for several separate upgrades.

Obtain the crystal saw through The Eyes of Glouphrie and check its remaining charges before a building session. It normally holds 28 charges, or 56 with the medium Western Provinces Diary benefit. A charge is used when its boost is needed. Recharge the seed at a suitable singing bowl rather than arriving with an unusable saw.

Build a layout that saves walking

House Viewer interface for rearranging player-owned house rooms

Place the facilities you use together close to the entrance portal. A practical core is the entrance beside a superior garden containing the pool, with the jewellery box, portal room and altar nearby. Leave clear routes through doorways; a visually symmetrical house is less useful if every reset involves running around a room.

Enter building mode and use the House Viewer to rearrange existing rooms. Moving rooms is free, so you can improve a house you already own before rebuilding furniture or paying for more rooms. Check the orientation and available doorways after moving each room.

Do not demolish a useful house just to copy old advice about a tiny layout loading faster. House loading times are now consistent regardless of overall size, upper floors or dungeons. A compact core still saves walking, but that is a movement benefit. Keep storage, decorative rooms and training rooms wherever they fit without obstructing the core.

Start with a portal chamber before buying a large nexus

The portal chamber becomes available at 50 Construction and offers a practical early transport hub. Choose destinations you will actually use, such as routes supporting farming, questing or regular combat trips. Directing a normal house portal uses 100 casts' worth of the relevant spell materials; a nexus destination uses 1,000 times its spell material cost.

This makes a small number of chamber portals a sensible budget choice. Do not assume a nexus is cheaper because it puts the menu in one place. Compare the rune bill for your chosen destinations, then decide whether the consolidated interface is worth the extra investment.

The nexus room requires 72 Construction and costs 200,000 coins to create. The marble, gilded and crystalline nexus tiers require 72, 82 and 92 Construction respectively, holding four, eight and 41 destinations. Upgrade sequentially; existing configured destinations are retained when the nexus is upgraded.

Adding a nexus destination requires the actual Magic level and relevant quest unlocks. Temporary Magic boosts cannot configure it. You do not need to be on the matching spellbook, but elemental staves, combination runes and runes inside a rune pouch cannot substitute for the specified payment. Put the correct materials in your inventory.

Removing a configured teleport does not refund its runes, and adding it again costs materials again. Plan the initial shortlist before paying. The separate Xeric's talisman and digsite pendant mounts can also be useful, but have their own ingredients and unlock requirements. A mounted teleport does not automatically unlock every destination on its network.

Choose a pool for the recovery you need

Ornate rejuvenation pool built in a player-owned house superior garden

The ornate rejuvenation pool combines the most useful reset effects: Hitpoints, Prayer, run energy, special attack energy and restoration of reduced stats, alongside relevant cures including poison and venom. It is one of the strongest reasons to develop a personal house for repeated combat trips.

Build the pool through its prerequisite upgrades rather than shopping only for the final stage. The final upgrade from fancy to ornate requires five gold leaves, ten anti-venom(4) potions and 1,000 blood runes. These are ordinary anti-venom potions, not anti-venom+. Keep the required four-dose potions intact.

For the complete chain, budget for the earlier construction materials and recovery potions too: limestone bricks, buckets of water, soul and body runes, stamina potions, prayer potions, marble blocks and super restore potions. Check each stage before starting a boost so you do not discover a missing lower-tier pool halfway through the session.

A normal account can buy tradeable ingredients without personally having the Herblore level to make them. An Ironman needs to plan ingredient production and access, including the requirements for making anti-venom. Do not treat the Construction level as the only account requirement.

The pool is not a universal removal button for every effect. It does not remove corruption, and recent PvP combat can prevent use. If you are standing beside it with a bleed effect, moving a tile before interacting can matter. Test the reset you actually need before relying on it during a particular encounter.

Build the jewellery box as a sequence

An ornate jewellery box requires 91 Construction and sits in an achievement gallery. The gallery itself needs 80 Construction, so arrange the room before organising the final furniture boost. Upgrade through the previous jewellery-box tiers rather than expecting one build to skip the chain.

The final upgrade uses two gold leaves, eight rings of wealth(5) and eight amulets of glory(4); glories with higher charges are also accepted. Earlier tiers consume their own charged jewellery and other materials. Buy or prepare the exact charged versions listed by the relevant build interface, not depleted jewellery with the same name.

The full chain cannot conveniently be treated as a single-inventory build. Prepare a bank checklist for each stage, keep ingredients unnoted and allow for boosts expiring while you fetch the next batch. If you use stew, handle the stages as separate jobs rather than trusting one lucky boost to cover every trip.

The finished box gathers useful jewellery teleport networks into one place. Destination-specific restrictions still apply: the Fortis Colosseum destination on the ring of wealth network, for example, requires the relevant Hero rank unlock. Furniture convenience does not replace progression.

Add spellbook switching without skipping quest requirements

The occult altar requires 90 Construction and allows switching between the four spellbooks once their access requirements are satisfied. It upgrades an ancient, lunar or dark altar, so its remaining shopping list depends on which base altar you already built.

Do not copy a single upgrade recipe without checking your starting altar. From scratch, the overall project involves the appropriate signets, a pharaoh's sceptre, a magic stone, limestone bricks and a substantial rune payment. Runes used for building must be in the inventory rather than inside a rune pouch.

The altar is a convenience for an account that has earned the relevant spellbooks. It does not bypass Desert Treasure I for Ancient Magicks or Lunar Diplomacy for the Lunar spellbook. Likewise, access to a spellbook is different from unlocking every advanced spell within it.

Spirit trees and fairy rings: separate access from consolidation

A combined spirit tree and fairy ring requires 95 Construction and 83 Farming. The crystal saw does not reduce that Construction requirement. A +5 visible Construction boost therefore brings the minimum base level to 90, with the Farming requirement also needing to be met.

You do not have to wait for the combined feature to use both networks. Separate superior gardens can hold a spirit tree at 75 Construction and a fairy ring at 85 Construction, with their other requirements satisfied. The house spirit tree does not consume your normal outdoor spirit-tree planting allowance.

Choose consolidation when the space or walking saved matters to you. The separate fairy ring also has a different interaction convenience: its right-click favourites are not available in the same way on the combined object. Visitors still need the relevant travel-network access.

A practical building-day checklist

  1. Choose three real uses. List the recovery effect and destinations needed for your current routine.

  2. Verify room access first. Check room levels, fees and positions before purchasing final-tier furniture ingredients.

  3. Split shopping by upgrade stage. Include charged jewellery, exact potion doses and unnoted materials.

  4. Prepare tools and boosts. Check hammer, charged crystal saw where eligible, tea or stew, and an accessible bank route.

  5. Build one chain at a time. Verify the new option works before fetching the next batch of ingredients.

  6. Test outside building mode. Enter normally, use the pool, choose a teleport and check the landing point.

  7. Refine the walking route. Move rooms with the viewer before spending more on cosmetic changes.

Keep a small record of missing destination unlocks after testing. It is easier to prioritise one quest or diary that completes your usual route than to train more Construction for a feature you cannot yet use.

Common POH questions

Is 83 Construction enough for a useful house?

Yes, it can support major upgrades with the correct boosts, including an ornate jewellery box at 91 effective Construction. It does not grant every feature, and it does not turn a crystal saw into a room or tree boost. Pick your target from the specific facilities you want.

Should I buy a crystalline nexus first?

Only if its capacity solves a real problem for your account. A few cheaper chamber portals, restoration and a jewellery box can be more useful than paying for many nexus destinations you rarely select.

Can I copy someone else's maximum house?

You can use it as inspiration, but copy the functions you need before the appearance. Your quest unlocks, transport habits, account type and budget determine which parts work for you.
