For fast Construction levels, repeatedly build and remove suitable furniture inside your house while a servant supplies planks. For a lower material cost, use Mahogany Homes contracts. Shipwrights’ workbenches provide another option when you prefer a finished product you can keep or sell. Choose by your budget, attention and next house unlock rather than assuming every account needs the fastest route to 99.
This members’ guide covers the first house, a worked route to oak larders, plank logistics and the practical differences between the main training methods. Furniture and room upgrades for a useful house are a separate planning task: gaining a level does not automatically install the facility it unlocks.
Pick a method before buying planks
Method | Best reason to choose it | Trade-off |
|---|---|---|
Repeated POH furniture | Fast XP with a familiar hotspot | High plank consumption and frequent inputs |
Mahogany Homes | More XP from a limited material budget | Travel and contracts make it slower |
Shipwrights’ workbench | Produce saleable boat supplies in batches | Different XP values; resale is not guaranteed profit |
Incidental activity rewards | Use Construction XP from other account projects | Not a repeatable substitute for a dedicated level target |
Keep a reserve for the furniture you actually want after training. Spending the entire budget on levels can leave you unable to buy rooms, runes, special materials or the supplies needed to furnish the house.
Start with a house and the correct tools
Daddy’s Home gives 944 Construction XP in total, reaching level 8 from zero, and helps you get started with house ownership and supplies. Alternatively, a first player-owned house can be purchased from an estate agent for 1,000 GP. Its default portal is in Rimmington.
Bring a hammer and saw for ordinary Construction. Enter your house in building mode, or enable building mode through the house options while inside. Select the correct hotspot, build the chosen item, remove it and repeat. Remove only the furniture you intend to rebuild; do not dismantle an expensive utility room simply because a training guide says “remove.”
Teleport to House requires 40 Magic, but a house teleport tablet is an alternative. Transport to the outside portal and entry in building mode are separate steps. Confirm the mode before assuming an invisible hotspot is missing.
A worked route from Daddy’s Home to level 33
This example starts at exactly 944 XP after Daddy’s Home. It uses a simple repeated recipe in each bracket rather than promising the fastest possible early route.
Bracket | Build | Materials consumed |
|---|---|---|
8–15 | 13 wooden bookcases, 115 XP each, in a parlour | 52 regular planks; at least 52 usable nails, plus spares for bending |
15–33 | 132 repair benches, 120 XP each, in a workshop | 264 oak planks; no nails |
The first stage adds 1,495 XP, reaching 2,439. The second adds 15,840, reaching 18,279, just above the 18,247 XP required for level 33. Room purchases, tool slots, transport and any additional XP are excluded from those material counts.
Steel or better nails reduce bending compared with lower tiers. Buying exactly the minimum number of nails can interrupt the route. At level 15, oak recipes remove the nail requirement, but you must still have the correct room and tools.
If you already gained XP from quests, Wintertodt or another activity, recalculate the remaining amount. A route that assumes a fresh Daddy’s Home reward is not an instruction to make thirteen bookcases regardless of your starting XP.
Keep the building interface predictable
Place the training hotspot somewhere comfortable on screen and keep the camera stable. The screenshot illustrates a build-menu option on a furniture hotspot; use the recipe selected for your own route rather than assuming the pictured wardrobe is the training target.
Build and remove menus have keyboard shortcuts, but read the actual menu before relying on a remembered number. A different hotspot, furniture option or client layout can change what you select. First practise a complete inventory slowly, then increase the pace.
Client responsiveness and manual input accuracy affect results. A peak benchmark with perfect clicks, a trained servant cycle and low latency is not a beginner’s ordinary rate. Measure your entire session, including resupplying and correcting mistakes.
Supply planks: Phials first, servants later
In Rimmington, Phials can unnote planks for five coins each. Carry noted planks, coins, a saw and hammer, unnote a usable inventory and return to the house in building mode. This is a practical early alternative to repeated bank trips.
At 40 Construction, the human butler becomes available from the Servants’ Guild in East Ardougne. Hiring a servant requires two bedrooms with a built bed in each and no other servant already hired. Building empty bedrooms without their beds does not meet the requirement.
The human butler carries twenty items and charges 5,000 GP after eight services. At 50, the demon butler provides faster service and a larger carrying capacity, with a higher wage. These running costs belong in the training budget alongside the planks.
Ask the servant for a batch that matches your available inventory and chosen recipe. Send for the next supply before you are completely idle, but avoid requesting a quantity that repeatedly overfills your inventory. A neat rotation is more valuable than copying a high-level click sequence before your setup supports it.
At 58 Construction, a servant’s money bag can be built in a bedroom. Funding it automates wage payments and removes a recurring interruption. It does not make the servant’s work free; monitor its remaining coins during longer sessions.
Main furniture routes from level 33
Level | Furniture and location | Materials and XP per build |
|---|---|---|
33 | Oak larder, kitchen | 8 oak planks; 480 XP |
50 | Mounted mythical cape, quest hall | 3 teak planks and the required cape; 370 XP |
52 | Mahogany table, dining room | 6 mahogany planks; 840 XP |
74 | Oak dungeon door | 10 oak planks; 600 XP |
77 | Gnome bench, superior garden | 6 mahogany planks; 840 XP |
Oak larders provide a straightforward route after 33. With a twenty-four-plank usable inventory, three larders consume the full supply; a human butler’s twenty-item capacity needs a different resupply rhythm. Do not expect the same cycle from every servant.
Mahogany tables are fast but consume expensive materials. Gnome benches later offer adjacent hotspots that support an efficient alternating build-and-remove cycle. Learn the ordinary method before attempting the advanced timing behind the largest XP figures.
The mounted mythical cape method requires access to a mythical cape through Dragon Slayer II. Removing the mounted version returns the cape, so it is reused rather than consumed every build. Its higher XP per teak plank is an exception to the usual furniture comparison.
Oak doors need a suitable dungeon setup and 74 Construction. They provide a later way to use oak planks quickly, but are not available just because your kitchen larder route already uses the same wood.
Mahogany Homes: select the right contract tier
Speak to Amy in Falador after obtaining a house. She assigns a client in Falador, Varrock, East Ardougne or Hosidius. Later contracts can also be obtained from the other company contractors in those cities.
Construction | Contract tier | Main plank / points per completed contract |
|---|---|---|
1 | Beginner | Regular planks / 2 points |
20 | Novice | Oak planks / 3 points |
50 | Adept | Teak planks / 4 points |
70 | Expert | Mahogany planks / 5 points |
Bring a hammer, saw, the correct plank tier, a few steel bars and transport to the four cities. Nails are not needed. A contract may need a steel bar for a repair, so an inventory containing only planks can still be incomplete.
Get the contract and read the client’s name and city.
Travel to the correct house and identify the marked furniture, including any upstairs items.
Repair or replace every assigned item using the appropriate materials.
Speak to the client after the work is complete to receive the contract reward and restored run energy.
Bank if necessary and obtain another contract from a nearby contractor or your unlocked contact method.
At 67 Magic with Lunar Diplomacy, Astral Contact can reduce trips back to a contractor. It has spellbook and rune requirements; do not assume you can use it while staying on an unrelated spellbook without a switching method.
Higher contract tiers are not automatically better for your budget. Adept contracts remain an option after 70 if mahogany costs are unattractive. The appropriate comparison includes the repair XP, completion XP, planks, steel and time travelling between clients.
Mahogany Homes rewards that change the routine
The plank sack costs 350 carpenter points and currently holds twenty-eight planks. It improves longer contract trips, but it does not create materials or remove the need to carry tools and steel bars. Refill it when banking.
The carpenter’s outfit costs 2,000 points in total and gives a 2.5% Construction XP bonus when complete. It also benefits the applicable contract reward XP. If you plan to keep doing Homes, the sack’s reduced banking is a practical early purchase before completing the outfit.
Amy’s saw can be equipped, freeing an inventory slot. An Imcando hammer can also support an equipped-tool setup. These are convenience upgrades; a normal saw and hammer work when starting. Price the time spent earning a reward against the amount of training you still intend to do.
Shipwright workbenches and incidental XP
After Pandemonium, shipwrights’ workbenches let you make boat repair kits and hull parts. Port Khazard offers a setup near a bank without a Sailing-level access requirement; Red Rock’s closer facilities require The Red Reef.
These recipes produce saleable items, unlike most furniture destroyed during POH training. Their XP per material differs from ordinary house furniture. Include the complete recipe and net output sale when comparing them: a resale value can reduce a loss without turning it into a profit.
Repair-kit recipes and plank-sack use also need attention to output space; excess products can end up on the ground in relevant setups. Test one inventory before committing a large supply. Later wood tiers and Sailing locations are additional choices rather than required steps in a basic 1–99 route.
Other activities can contribute Construction XP: repairing Wintertodt braziers, building Vale Totems or handing suitable long and curved bones to Barlak after the necessary access. Include XP you already earned before buying a training batch, but avoid calling another activity’s time and supplies free.
Costs, useful stopping points and boosts
Ordinary oak furniture gives 60 XP per plank, teak generally 90 and mahogany 140, with exceptions such as mounted mythical capes. For an illustrative 100,000-XP target using oak larders, round up 100,000 ÷ 480 to 209 builds: 1,672 oak planks.
Net training cost = materials consumed + servant or unnoting fees + travel − net saleable output. Room and utility purchases are additional. If one plank costs an illustrative 400 GP, its oak-furniture material cost is about 6.67 GP per XP before services. Use your actual completed purchases, not a fixed historical price.
Many players choose a useful house milestone before 99. A crystal saw can provide an invisible +3 for eligible saw-requiring furniture, and a suitable visible boost can stack with it. The saw does not boost room construction or every garden feature, so a headline “+8 boost” is not universal permission to build anything eight levels higher.
On an Ironman, add log collection, conversion fees and supply travel to the budget. Making planks grants no Construction XP by itself. Pick a route you can sustain, reserve the materials for the facilities you want, and stop to reassess after the next practical house upgrade.
